I have a property that I live in now but hope to use as a rental in a few years. I know from experience how even the nicest tenants can easily do thousands in damage. This house has wood floors that need replacing. I don’t want to put carpet or wood and have it trashed. One bucket of water can ruin thousands in wood flooring. How do you feel about a one time investment in good looking tile throughout a property?

I use carpet and just buy low grade with a low grade pad. I usually get 2 tenants worth out of it. I started going with a darker khaki color that seems to hide stains better and looks better for longer. As far as tile goes, you still run the chance of them busting it and getting the grout dirty. Depending on where you are in the US, it could also be seen as cold and uninviting. Wood will get trashed, but I have seen a lot of people paint it and repaint between tenants. Hope this helps!
